We have pretty much eliminated that concern. Here's how: We order and PAY FOR all inspections before your home details are posted to the Multiple Listing Service. This gives the Seller, you, all the information you need to negotiate and allows you to decide beforehand which, if any, repairs you want to make. This pre-empts the “second round” of negotiations that always happens when the buyer gets the fix-it list from the inspections. Working with us, you will be in control of the negotiations with no surprises. Being in the driver’s seat allows us together to get the most for your home and to close escrow quickly - and this is what makes us different.
We organize the inspections at your convenience and will walk through the property with the inspectors so there is no confusion or misunderstandings. You will be assured that you will not have ANY unnecessary repairs. These inspection reports are provided to the buyer BEFORE any offer is made or accepted. Since we, the seller’s agent, provide the inspection reports, the buyer thinks the seller has ordered and paid for these inspections. The potential Buyer believes, correctly, that you have reduced their cost and, more importantly, their risk and is therefore open to a higher offer price. This is a HUGE win for the buyer and does not cost you a penny. Buyers always offer more money on homes that have no hidden problems. This system also cuts down on time. Here's how: When inspections are already completed, the contingency time period is cut in half. The time it takes usually to lift “property condition contingencies” is 17 days. Our contract average is 8 days to remove this contingency.
